General

Appointments are encouraged, however, we do accept walk-ins.

There is an application fee of $150 for the first applicant and $50 for each additional applicant over 18. There is also a security deposit of $250 – to 1 month’s rent required.

Residents can log-in through their resident portal to select which account to pay by.

Management is on-site six days per week and available by phone, email, or via the resident portal.

Applications for an apartment home may be completed on our website.

Residents are required to purchase $100,000 worth of renter's insurance coverage.

No utilities are included in rent. Utilities are billed by individual usage.

You will only need to set up your electric by contacting Sawnee EMC. Water, sewer, and trash charges are automatically posted to your resident ledger each month.

2 guests per resident are allowed.

Applications are typically processed within 48 hours.

Rent can be paid online using a debit, credit card, or ACH payment.

When transferring to a new community, you will receive a refund (dependent on damages) for your previous apartment, and we will take a new deposit for your new apartment.

Valet Trash service is a monthly fee.

No, we do not allow subletting.

If you break your lease, there is an early term fee, remaining prorated rent, and any utility balance.

Providers for Interenet and Cable are Comcast, AT&T Fiber, Google Fiber.

Yes, parking is available. You will be issued a parking decal for your vehicle at move in.

No, we do not offer furnished apartments.

We do not offer furnished apartments, but can suggest companies that you can pay to furnish for you.

Yes, we offer short term leases.

Yes, we offer corporate leases.

We cannot hold packages in the office but we do use the parcel pending locker system.

Pet Policy

Yes, our community is pet friendly.

There is a $400 pet fee per pet (2 pet minimum). $125 of this amount is a deposit refundable at the end of the lease. There is a $20 pet rent per pet each month.

Pets must be 1 year old and not on our aggressive breed restrictions list.

Yes, there is a pet park onsite.

Amenities

Some of our amenities include our Bluegrass Room (community room) with complimentary wifi, snacks, water, and a Starbucks coffee machine, pool, fitness center, 2 pavilions with gas grill, fireplace, seating area and tv, access to the Big Creek Greenway, and a dog park.

Our pools and decks are available for use from 10am-9pm.

We have washer and dryer hookups available in all apartments.

Stainless steal appliances are standard.

Our fitness center is open from 5am-11pm.

Our fitness center equipment includes dumbbells, kettlebells, treadmills, ellipticals, rowing machines, and more.

There are no fees for using communal spaces.

Location

You can find us by taking state route 400 to exit 12 in Alpharetta, take Mcfarland Pkwy to Walton Bluegrass at 1625 Oak Farm Dr.

Our nearby community is Halcyon where you can find lots of great restaurants and shops like Dunkin Donuts, Starbucks, and Publix.

We are in the Forsyth County school district. Our area schools are Brandywine Elementary, Desana Middle School, and Denmark High School.

We have a dog park onsite.

You can find some bike trails at Big Creek Greenway.

Many of our residents shop at nearby Publix and Kroger.

We have a Dunkin Donuts just next door and a Starubucks is right down the road.

Maintenance

Yes, we have on-site maintenance.

If you need help with a repair or maintenance order, simply enter a service request through your online portal or call our maintenance line and we'll have a maintenance team member help with the repair.

Maintenance issues are handled in the order they are received.

You are not required to be present during service request work.

Before you move in, we make sure the apartment is cleaned and painted and the carpet is steam cleaned or replaced. Our maintenance team will come in to check for any needed repairs, while our housekeeping will clean the apartment again and make sure it is move in ready.

If you are locked out during maintenance or office hours, someone can come let you in and/or make you a new key. We do not provide lockout assistance after hours.

You can decorate your apartment as long as it is within the requirements stated in your lease. Otherwise, there will be a charge if extra painting is needed, wall holes are too large, etc.
